Job Role
The BIM Co-ordinator will be responsible for supporting the delivery of The CAD Room’s BIM and Digital Construction procedures across 3D MEP & Architectural projects, promoting best practice within the digital ways of working.
The BIM Co-ordinator is expected to work effectively with the BIM Manager, Project Information Manager, other BIM Co-ordinators and BIM Technicians on all aspects of 3D projects. Additionally, the BIM Co-ordinator will have responsibility for ensuring they meet the expected level of quality in their BIM modelling within the set project milestones. They are expected to take advantage of and contribute to learning and skill development opportunities for themselves and their colleagues as required.
The BIM Co-ordinator will support the BIM Manager in their liaison with clients and external contacts as required to ensure that The CAD Room BIM projects are co- ordinated effectively. The BIM Co-ordinator will work with the BIM Manager to ensure that their allocated BIM Project milestones and drawings are completed within the agreed timescales, working independently to resolve any issues whilst escalating any issues that have an impact on the completion of the project.
The CAD Room will support the development of the BIM Co-ordinator’s technical and project management skills and competence through providing experience of relevant software and exposure of supporting client liaison and review meetings in addition to learning about leading projects of work and project management.
General Duties:
- Working both as part of the BIM Team and independently with delegated responsibility ensuring that the BIM team actively and efficiently contributes to the delivery of The CAD Room BIM services.
- Working with the BIM Manager to contribute to effective team co-ordination and ways of working on project milestones, including contributing to a supportive, learning working environment.
- Being aware of project programmes and build sequence to contribute to the monitoring of milestones and project timescales, ensuring effective management of your own workload and supporting colleagues as required.
- Supporting the BIM Manager to co-ordinate the milestone planning and work allocation for the team, adhering to the required BIM project data sets and workflows. Supporting the BIM Manager to initiate an effective and well- planned project start up, ensuring clarity on team responsibilities and supporting understanding with other members of the team.
- Liaising professionally with colleagues and clients as required, including remotely and in internal team or site meetings, to ensure that the BIM project requirements are supported and completed effectively and efficiently.
- Responsible for adhering to the BIM drawing specifications formally agreed within the project parameters, highlighting to the BIM Manager, Project Information Manager and/or the Director any variations arising.
- Maintaining a detailed record of all projects worked on and completed, ensuring a personal time sheet is kept detailing records of all hours spent on projects and specific drawing completion.
- To work with the BIM Manager and the Project Information Manager to maintain project document control systems and documentation version control, including the secure storage of The CAD Room information and intellectual property at all times, ensuring that you personally adhere to document governance and safety.
- Ensuring client and project confidentiality at all times.
- Supporting the general office functions of The Cad Room to assist in the smooth and professional running of the office as required.
- Ensuring that a professional approach to work and personal behaviour is always maintained whether in the office or working remotely.
- Maintaining a professional appearance and manner when representing The CAD Room and liaising with colleagues and clients of The CAD Room in person, on the telephone, by email or on teams.
- Upholding a company commitment to working in an environment free from bullying and any form of harassment or discrimination.
- Ensuring that personal responsibility is maintained in respect of Health and Safety in the workplace, maintaining a clean and accident-free workplace. Adhering to client’s health and safety standards and procedures when visiting client offices or site, including wearing PPE as required and maintaining PPE equipment.
- Undertaking any other role that is deemed relevant to the role and as directed by The Cad Room BIM Manager, Director or other senior colleague.

There is a requirement for the post holder to recognise this and adopt a flexible approach to work. Job descriptions will be reviewed regularly and where necessary revised in accordance with organisational needs. Any major changes will be discussed with the post holder.
Specifications
Knowledge, Education and Experience
The individual will be able to demonstrate the following essential requirements:
- Significant experience of working as a BIM Co-ordinator or similar level in MEP with a good understanding of the wider construction industry with a focus on building services.
- Educated to GCSE in Maths and English (or equivalent qualification) at C Grade or above.
- Computer literacy and competency in using the latest editions of Word, Excel, Outlook.
- A working knowledge of the standards which define information management using BIM according to BS EN ISO 19650 and the UK BIM Framework, collaborating with the BIM Manager and Project Information Manager to ensure project information requirements are maintained.
- Good working knowledge and understanding of the roles and responsibilities relevant to a BIM enabled project.
- Good working knowledge of using and maintaining key BIM documentation to the required BIM standards.
- Significant level of knowledge and experience of using 3D modelling and clash detection software including AutoCAD; Revit and Navisworks. Ideally having knowledge and experience of using Revizto; Autodesk Construction Cloud and BIM 360.
- Good working Knowledge and experience of commonly used CDE’s (Aconex, Viewpoint / 4Projects, Asite and Procure
- Significant experience of producing Riba Stage 5 models.
- Experience of working with clash report processes for the wider design team and client reviews.
- Experience of creating REVIT families. Understanding of schedules.
- Experience of working within and supporting project management processes, including project start up, milestone reviews and closure.
- Significant experience of supervising and coordinating the CAD output of others (either directly or indirectly) within a project environment.
- Supporting the BIM Manager in liaisons with clients to support decision making based on project parameters.
- Experience of attending site meetings, supporting the BIM Manager to represent the organisation and supporting the provision of progress updates as required.
- Understanding of the working with and informing RFI procedures.
