Job Role
The BIM Manager will be responsible for delivering the business’s BIM and Digital Construction procedures and strategies across 3D MEP & Architectural projects, promoting best practice within the digital ways of working.
As a senior leader in The Cad Room, the BIM Manager is expected to work effectively with the Project Information Manager, BIM Co-ordinators and BIM Technicians on all aspects of 3D project. Additionally the BIM Manager will support members of the team to meet the expected level of quality in their BIM modelling within the set project milestones and putting in place learning and skill development opportunities for the team as required.
The BIM Manager will liaise with clients and external contacts as required to ensure that The CAD Room BIM projects are co-ordinated effectively. The BIM Manager will ensure that all BIM Project milestones and drawings are completed within the agreed timescales, working independently to resolve any issues whilst escalating any issues that have an impact on the completion of the project.
The CAD Room will support the development of the BIM Manager skills and competence through providing experience of client liaison and review meetings in addition to leading various projects and ultimately independent project management.
General Duties:
- Working both as part of the BIM Team and independently with delegated responsibility ensuring that the BIM team actively and efficiently contributes to the delivery of The CAD Room BIM services.
- Proving leadership and line management to the team to ensure team co-ordination and effective ways of working on project milestones, creating a sense of team responsibility and providing recognition for team and individual achievements.
- Being aware of project programmes and build sequence to inform the development of and adherence to milestones and project timescales, ensuring effective management of your own and the teams workload.
- Co-ordinating the milestone planning and work allocation for the team, proving technical management of the BIM project data sets and workflows. Ensuring an effective and well- planned project start up with clear team responsibilities communicated and understood by members of the team.
- Liaising professionally with clients, both remotely and in site/client meetings, to ensure that the BIM project requirements are completed effectively and efficiently.
- Responsible for adhering to the BIM drawing specifications formally agreed within the project parameters, highlighting to clients and escalating internally to the Director / Business Manager any variations requested or arising.
- Liaising with the Design Systems Team to ensure that any changes in procedure and standards are effectively communicated to project teams.
- Ensuring that the BIM Team’s drawings meet the client’s standards and procedures throughout the project and pro-actively putting in place learning opportunities to develop the skills of the team as required.
- Maintaining a detailed record of all projects worked on and completed, ensuring a personal time sheet is kept detailing records of all hours spent on projects and specific drawing completion.
- To work in partnership with the Project Information Manager to maintain project document control systems and documentation version control, including the secure storage of The CAD Room information and intellectual property at all times, ensuring that the team adheres to document governance and safety.
- Assists on the development and maintenance of MEP content libraries
- Ensuring client and project confidentiality at all times.
- Supporting the general office functions of The Cad Room to assist in the smooth and professional running of the office as required.
- Ensuring that a professional approach to work and personal behaviour is always maintained whether in the office or working remotely.
- Maintaining a professional appearance and manner when representing The CAD Room and liaising with colleagues and clients of The CAD Room in person, on the telephone, by email or on teams.
- Upholding a company commitment to working in an environment free from bullying and any form of harassment or discrimination.
- Ensuring that personal responsibility is maintained in respect of Health and Safety in the workplace, maintaining a clean and accident-free workplace. Adhering to client’s health and safety standards and procedures when visiting client offices or site, including wearing PPE as required and maintaining PPE equipment.
- Undertaking any other role that is deemed relevant to the role and as directed by The Cad Room Director.

There is a requirement for the post holder to recognise this and adopt a flexible approach to work. Specifications
Knowledge, Education and Experience
The individual will be able to demonstrate the following essential requirements:
- Significant level of working experience in MEP with a good understanding of the wider construction industry with a focus on building services.
- Educated to GCSE in Maths and English (or equivalent qualification) at C Grade or above.
- Computer literacy and competency in using the latest editions of Word, Excel, Outlook.
- A working knowledge of the standards which define information management using BIM according to BS EN ISO 19650 and the UK BIM Framework, collaborating with the Project Information Manager to ensure project information requirements are maintained.
- Advanced working knowledge of the roles and responsibilities relevant to a BIM enabled project. Advanced working knowledge of the creation and maintenance of key BIM documentation to the required BIM standards.
- Advanced working knowledge of a 3D modelling and clash detection software including AutoCAD; Revit; Navisworks; Solibri; Dalux Revizto; Autodesk Construction Cloud and BIM 360, together with commonly used CDE’s (Aconex, Viewpoint / 4Projects, Asite and Procure in addition to being capable of producing Riba Stage 5 models.
- Experience of creating clash reports for the wider design team and client reviews.
- Experience of creating REVIT families.
- Understanding of schedules.
- Significant experience of project management, including project start up, milestone reviews and closure.
- Significant experience of supervising and coordinating the CAD output of others (either directly or indirectly) within a project environment.
- Significant experience of liaising with clients and making decisions based on project parameters.
- Experience of attending site meetings, representing the organisation, providing progress reviews and project updates.
- Experience of initiating RFI procedures.
- Significant experience of project cost planning, including monitoring resource allocation and project deliverables.

- Ability to programme Macros would be an advantage but not essential.
- Ability to implement Cobie for asset management.
- Ability to use Dynamo would be an advantage but not essential.
